Almost every article that I have written so far is about profit. Bigger, faster easier. Isn’t that what we all want? There is one thought that has been bothering me over the years. Is the profit that we earn from a transaction not harming our opponents? Can we win without defeat? Last year we mediated the sale of a property in Ubud. The owner was an old man who needed money urgently to “liberate†his son from a legal case. His appearance was disheveled, eyes glazed, always looking down and his voice faltered. On his right sat a heavyset man who was very intimidating, which turned out to be a debt collector. On his left side was a lawyer who was handling his son’s legal case. His lawyer was the one actively talking to us at the time.

In the previous edition we have discussed in details about the property investor. Now it's time to talk about the property trader/vendor. Property vendor is not concerned with the rental income, unless it could help to raise up the property selling price and provide greater capital gains. Capital gain is the only target, the bigger the better. To make it easier to learn, I have classified them into 3 groups: 1. Flipper The purpose is to purchase for resale without adding value to the property. Purchasing a plot of land and reselling it the way it was purchased.

Di edisi kemaren kita bahas details tentang property investor. Sekarang gilirannya property trader. Golongan ini tidak peduli dengan rental income, kecuali itu bisa membantu mengangkat harga jual property dan memberikan capital gain yang lebih besar. Yang jadi target adalah capital gain. Semakin besar semakin bagus. Biar gampang belajarnya, saya kelompokkan jadi 3 group : 1. Flipper Prinsipnya adalah beli untuk dijual lagi tanpa memberikan nilai tambah pada property nya. Beli tanah jual nya tanah, beli rumah jualnya rumah. Flipper (ini nama keren, nama lainnya spekulan ;) juga perlu skills lho. Mereka harus bisa menganalisa area yang pertumbuhan harganya optimal, yang demand nya tinggi, jenis property yang sesuai dengan selera pasar, negosiasi harga dan terms, dan terpenting mengatur pembiayaan pembelian nya. To start with, you first want to consider your skills and capability. As a property investor you should not sell your properties just for the sake of ‘flipping over’, otherwise you are no different from a Property Vendor. More often than not a Property Investor will loose money when selling the investment on short notice again. However, if there is no sale, then there will be no money to purchase the next property. The property investment should be part of an asset allocation, besides saving deposits, bonds, gold and stock. So the investor should use ‘cold cash’ or long term- debt. The Property Investor should have two goals : cash flow and capital gain. This is the property investors specialty, because other investment will only give you one benefit.
