PROPERTY INVESTMENT (2) - Doing it right

Until the property market went quiet in the second half of 2014 and continuing still today, -
all property professionals reminded us: “It’s all about location, location, location…”
Now, while being still valid that LOCATION is important, it is certainly NOT THE ONLY factor for creating success in property investments.
What I have seen (and my opinion seems to be close to the mark here) - if you seek success in property investment there are the following THREE issues to be analyzed:
1. LOCATION – think of the best use and highest possible return from the property. Can a good property in good location always be sold with profit and fast? I don’t think so! Let me explain why in the next edition together with other points of interest.
2. TIME. History told us that property prices are not necessarily always on the way up. There are intervals where prices are naturally corrected before they move up again. A good property Investor knows when to buy in the lowest price and sell the highest price. How do you figure out when to buy at the lowest price and sell at the highest again? This too can be analyzed.
3. ROI (RETURN ON INVESTMENT) - your target.
If we don’t have much capital, it is important to look for a purchase which gives you a higher ROI. If you calculate that the future property holding would have a ROI of (just) 10%, per year, then better to put your money into any bank in Indonesia as they give 8 – 10% per year interest.

INVESTASI PROPERTY YANG BENAR! (2)
Sebelum market property jeblok mulai dari semester kedua 2014 - sekarang, yang dibilang para "ahli property" selalu lokasi, lokasi, dan lokasi.
Yes, lokasi memang penting tapi bukan SATU - SATUNYA faktor sukses berinvestasi di property.
Dari yang saya amati sejauh ini, ternyata jika mau sukses berinvestasi property harus memperhitungkan 3 hal ini :
1. Lokasi - analisa Highest and Best Use property nya. Lokasi bagus apa selalu bisa dijual mahal dan cepat? Ternyata tidak selalu. Di edisi selanjutnya akan saya jelaskan mengapa. 😎
2. Timing - sejarah mencatat bahwa harga property sebenernya tidak selalu naik. Ada interval saat harga terkoreksi sebelum naik lagi. Investor property sukses wajib tau kapan bisa beli di harga terendah, dan jual diharga tertinggi. Dan ternyata ini bisa dianalisa lho juga.
3. Target ROI - karena modal kita terbatas jadi wajib cari yang ROI nya paling tinggi, jangan asal beli! Kalo investasi property return nya cuma 10% p.a sebaiknya uangnya di depositoin aja karena beberapa Bank (BPR) masih meberikan bunga 8-10%.
