PROPERTY INVESTMENT (1) - Doing it right

Being in the property business by now for 8 years, I have met too many not yet qualified investors, especially the ones who just started.
Normally they stand out by their poor strategy in buying property without doing research first. They are going to buy a property because the prize seems to be cheap or their friends have bought some plots in that area. After that often confusion sets in and they don't know what best to do with their new acquisition. If they want to sell, nobody wants to buy. If they want to rent it, the rental return would be too cheap. So it is very ineffective. And another even more damaging aspect comes on top when they buy the property by lending money.
In some other cases, you can detect these unprepared investors from their way of making the investment decision. They are looking to buy property based on too many considerations. For example: for over a year they may have been looking around for the most perfect and at the same time the cheapest property from Uluwatu to Lovina. Still they are not making the decision if to buy or not. Before they do, all the prices have increased and now they lost their best moment to get the property at an interesting price.
Therefore - my advice: before you get started, you should be clear about 'what do I want to be', a Property Investor or a Property Trader ??? Both are different roles and of course different skills are needed. Make sure you have the skill that you need for your best option to invest. If you don’t have any skills yet, then you sure have to do some learning first and reaching for your thinking cap. About those essential details you will find noteworthy points in my next edition.
Next thought: what is your reason to buy a property?
1. Flip (buy and sell quickly- with profit)
2. Land Banking (Buy land and keep it for a couple of years to sell again with profit)
3. Development (buy land, build a building, sell the land with building)
4. Cash flow Generator (property rental)
In my experience I have not seen a single property yet which is combining the above 4 criteria in one deal.

Being in this business for 8 years, saya ketemu banyak investor "galau", terutama investor pemula.
Ciri2 nya biasanya beli dulu karena kesannya murah atau karena temennya sudah beli di sebelahnya. Setelahnya jadi bingung itu property mau diapain. Dijual ga laku - laku, mo disewain lakunya murah. Sayang, engga efektif. Moga2 engga pake utang ya beli nya;-)
Atau, maunya beli yang paling bagus dan paling murah! Udh setaon keliling liat dari Uluwatu sampai Lovina, engga beli juga karena takut belum nemu yang sesuai. Akhirnya kehilangan momentum, harganya udah pada naik.
Nah yang bener menurut saya, sebelum beli harus jelas dulu Anda mau jadi apa, Investor Property atau Pedagang Property? Karena cara main nya beda, dan dibutuhkan skills yang berbeda. Pastikan Anda punya skills sesuai peran yang akan dijalani. Kalo belum, belajar dulu dong sebelum beli. Saya akan share ini ditulisan saya berikutnya.
