This means that the photo that represents your house online is the first and maybe only impression it leaves! Make sure it is a good one and let the photo of your property do the talking for you!
Why is it so important to have good photos of your property?
1. Professional photos receive more clicks than ‘DYI’ photos
A Professional photographer knows how to take the shot from the right angle, and to shoot at the right time of day. Tidy up the sheets and having professional equipment to be able to catch the lighting in the right places. Naturally we are not suggesting to use photography to provide customers with false impressions. But you do want your photos to highlight the best aspects of the room and/or house.
One article in the Wall Street Journal states that: “Researchers tracking the eye movements of subjects who looked at online home listings found that more than 95% of users viewed the first photo—the one that shows the exterior of the home—for a total of 20 seconds.”
With so much listings on offer, people can get overwhelmed with images and that makes it even more important to ‘stand out from the crowd’. As Prof. Seiler continues in the article: "Without an eye-catching photo, the battle is lost before it begins. You have to grab people's attention within two seconds. Do it the way a billboard does." 2. Unless you are a skilled photographic professional, you will probably struggle to capture the heart and soul of your villa.
When you have been focusing so much on the building and/or decorating of your precious property you have seen it in bad times and in the beautiful times. You know it weaknesses and it strengths. Also, you might have become so used to certain things that there are now some unfortunate blind spots. Or maybe because you know what your house feels and looks like, and you may see that in the photos when others –who have yet to see the property- don’t. Sometimes it is good to have an outsider look at the property and assess its beauty and strengths. Someone who knows how to not only assess but who can also capture it.
